10 Steps to Purchasing a Home

1.FIND QUALIFIED BUYER’S REPRESENTATIVE. The most important step in this process is finding someone who will work as your advocate through the entire process. Look for someone who knows and understands the local real estate market, and can navigate you through each step with patience and expertise.
2.SPEAK WITH A LENDER AND GET PRE-QUALIFIED FOR A MORTGAGE. With today’s tough lending environment, it is essential that you work with a reputable lender from the beginning, and have a complete picture of what you can afford. Your Colorado Landmark agent can refer you to a preferred lender, or work directly with the lender of your choice.
3.ASSESS YOUR WANTS AND NEEDS. Ask yourself, what are the most important priorities when searching for homes in Boulder – location, school district, size? Once you know what you need, think about the things you would like, a main floor master, gourmet kitchen, or finished ment? Communicate these features to your agent to give them a complete picture of what is most essential and important to you. You don’t want to waste time looking at homes that don’t meet your needs.
4.START SEARCHING BOULDER HOMES. This is is the fun part – touring the available properties that meet your criteria. As you work through the options, communicate with your agent and let them know what you like/don’t like about the properties. Be sure to tour multiple homes so you know that when you are ready to make an offer, you have a complete picture of what is going on in your market area.

6.CONDUCT DUE DILIGENCE. A very important part of the process – this phase includes completing a full home inspection with a licensed home inspector, obtaining a title inspection and title insurance, acquiring a homeowners insurance policy, and any other diligence items like surveys, soils tests, structural inspections, etc.
7.FINALIZE YOUR MORTGAGE. Once the appraisal and loan underwriting process is complete, you will receive a full loan approval letter from your lender.  This is usually one of the last items required prior to the closing.
8.PREPARE FOR YOUR MOVE. Packing, setting up movers, switching utilities, school enrollment – your Colorado Landmark agent will help you through every step of this process.
9.CLOSE ON YOUR HOUSE.  The day has  finally come! Your agent will go over the  final closing documents with you which you will sign with the title company representative, the money will change hands, and you will get the keys to your new home.
