Landmark Moment: Company Announcement

On Tuesday, August 10, 2021, Colorado Landmark, Realtors’ Founder, Joel Ripmaster welcomed his daughter, Orly Ripmaster as the incoming President and Co-owner of the company, as well as Scott Ripmaster the new Vice President and Head of Recruiting.

Joel hosted a spirited transition announcement at Folsom Field, in the heart of The University. It felt fun and appropriate to kick off the announcement at this significant venue, as it’s been an integral part of his and his family’s lives. “As we lean into local, what could be more local than being right here in the heart of the buffalo!” – Joel Ripmaster

Colorado Landmark, Realtors’ story began in 1977, shortly after founder Joel Ripmaster, graduated from the University of Colorado Boulder, where he played football for the University of Colorado Buffaloes. Where he would spend his time hiking from campus to Chautauqua Park with his college sweetheart and later to be wife. The two young Midwestern students would walk and daydream about one day owning a home in Boulder, starting a family and a business, and spending a life here. Joel fell in love with Boulder, his wife, and residential real estate and what it represented to his young family. 

Over the last 45 years, Joel has committed to being a coach and mentor, and committed to Boulder. Colorado Landmark felt being independent and local is more important and sought after than ever before. “What we have built can’t be replicated!” Being one of the top independent agencies in the country is a huge accomplishment. With that, Joel realized that he needed a partner. A partner who can table the future while honoring the past and has the capacity, the drive, and desire to take the long view. With 15 years in the business, Scott will bring fresh energy to our recruiting team and management to the Louisville location. His expertise and authenticity will be such a powerful accelerator for the brand and the voice. Landmark Moment: Colorado Landmark, Realtors VP & Agent Jennifer Fly Serves as a Panelist at Luxury Portfolio International’s REimagine Conference

Colorado Landmark, Realtors Vice President and Agent  Jennifer Fly  recently presented at Leading Real Estate Companies of the World and Luxury Portfolio International’s  REimagine Conference. 

With over 20 years of experience in real estate, Jennifer is recognized as an industry expert, and served as a panelist on the main stage at the Wynn in Las Vegas. The session she spoke in was dedicated to helping agents from all over the world understand how to best prepare their buyers to win during multiple offer situations, a scenario our industry is experiencing now more than ever, given current market conditions.

As a firm, we are grateful for Jennifer’s leadership and guidance when it comes to creating Landmark moments in the lives of our clients, agents, and staff!


Niwot Sidewalk Sale returns on April 17th

One of last year’s favorite Niwot downtown events, the Sidewalk Sale on 2nd Avenue and at Cottonwood Square, is set to return.


“We’ve got a better idea of what people like, what goes, what doesn’t. It’s starting to get a bit of a following and people are actually asking about it now,” said the event’s creator, Deborah Fowler of DRF Realty/Colorado Landmark Realtors.

The Sidewalk Sale is not only coming back, but it is also getting bigger and better. Instead of three dates, there will be six: April 17, May 29, June 26, July 17, Aug. 21, and Sept. 25. Each sale also will have longer hours from 10 a.m. to 4 p.m., and a larger number of pop-up vendors will complement what’s being sold in the brick and mortar stores

There will be more music available during each sale day. Performance areas will be set up in front of Pinocchio’s, at The Emporium by Old Oak Coffee, and at The Wheel House on 2nd Avenue as well as at Niwot Market and Niwot Tavern in Cottonwood Square. While the final list of musicians was still being determined at press time, it will include locals such as Thomas Dow and Emma Kieran.

“The main thing that works about it is that we’re adding an extra layer of ambiance to shopping in town,” said Fowler. She also believes the event could expose plenty of out of town guests, including groups that are fans of the musicians.

The Sidewalk Sale was established last year to help retailers during the pandemic, and it proved to be especially valuable. “People were worried about going into enclosed spaces during the pandemic and the event allowed them to visit shops but stay outside.” said Kathy Trauner of the retail store  Fly Away Home.

Trauner appreciated how the sale helped her connect with the public. She was so appreciative that this year, she’s helping Fowler organize it. “One of my best revenue days up to that point was the first sale,” Trauner said. “All of them were such a boon to retailers. A Godsend. Something that people looked forward to.”

Fowler said this year’s event will be organized similarly to 2020’s. Merchandise will be sold on racks and tables in front of the store, and customers who choose to can shop inside as well. Where possible, there will be some outdoor point of sale systems available for shoppers.

As with other events held during the pandemic, state and locally mandated health precautions will be followed. As of press time, Boulder County is at level yellow, which requires no outdoor restrictions at the state level but allows for restrictions to be put in place locally. The county has indicated that masking requirements will remain in place for indoor activity, and requests mask use outdoors when social distancing can’t be maintained.

“We will follow the latest guidelines from Boulder County. Whatever they say, that’s what we’ll do,”Fowler said.

The One Warm Coat Drive is Here!

Thanks to The Saul Team for all of their hard work and dedication to this cause, the 2020 One Warm Coat Drive will be available for drop offs at our Louisville office at 1002 Griffith Street OR at Land Title in Lafayette from 8am – 5pm daily.

Deborah Read Fowler  has taken the time to complete and pass her GREEN Certification, Approved by the American National Association of Realtors (NAR) and used to indicate the level of environmental friendliness for real estate properties.
