House Hunting: What You Need To Know

Are you “house hunting” ready? Here are a few things you should know before heading out for showings! 
  1. BUYERS SHOULD BE PRE-QUALIFIED [READY/WILLING/ABLE] BEFORE SCHEDULING PRIVATE SHOWINGS.
  2. SELLERS MAY REQUIRE 1-24 HOUR NOTICE BEFORE VISITING THE PROPERTY AND THEY MAY PLACE OTHER LIMITATIONS ON SHOWINGS.
  3. BUYERS MAY BE ASKED TO REMOVE SHOES UPON ENTERING THE HOME.
  4. GENERALLY, SHOWINGS ARE ALLOWED BETWEEN 9AM-8PM. HOWEVER, TRY TO SCHEDULE TO SEE THE HOME DURING DAYLIGHT HOURS.
  5. DRESS FOR THE WEATHER. THE DRIVEWAY MAY OR MAY NOT BE SNOWY/ICY/MUDDY. THE HOUSE MAY OR MAY NOT HAVE HEAT OR AIR CONDITIONING. IF THERE IS LAND TO WALK, CONSIDER YOUR SHOES AND OVERALL ATTIRE.
  6. VACANT HOUSES MAY NOT HAVE UTILITIES.
  7. BUYERS CANNOT ASSUME THAT WE CAN USE THE FACILITIES.
  8. IT IS IMPORTANT TO FOCUS ON THE PROPERTY THAT IS TO CONVEY [WINDOWS, DOORS, SPACE, AND FLOORS] AND NOT THE “STUFF” INSIDE.
  9. AVOID SITTING ON OR ‘EXAMINING” FURNITURE OR PERSONAL ITEMS.
  10. REMIND CHILDREN NOT TO PLAY WITH THE TOYS AND THINGS THEY MAY SEE IN THE HOUSE.
  11. THE HOME INSPECTION COMES AFTER THE CONTRACT IS RATIFIED.
  12. DURING A TYPICAL SHOWING WE SHOULD NOT BE IN THE CRAWL SPACE, ATTIC, ETC.
  13. SOME SELLERS MAY HAVE ‘NANNY CAMS’ IN THEIR HOUSE – BE VIGILANT OF WHAT YOU SAY AND DO.
  14. IF SELLERS ARE HOME, TRY NOT TO ENGAGE IN NEGOTIATIONS OR GIVE AWAY MUCH ABOUT YOURSELF.
